Disconnection of Services - A landlord or tenant shall not, without the written consent of the other party to the rental agreement, disconnect or cause to be disconnected heat, water or electric power services being provided to the premises. A rental agreement for a fixed term shall provide for payment of the rent by equal instalments, whether or not the total amount of rent payable for the term is stated. The director may authorize a person in writing to enter the premises of a landlord, at a reasonable time, to determine compliance with this Act, and may authorize a person to demand the production of and inspect the books, documents, correspondence and records with respect to rent, a security deposit or other money received from a tenant.

The director, or a person acting on behalf of the director, shall not be liable for anything done in good faith in the course of his or her employment under this Act. An applicant may withdraw an application under section 35 before an order is issued.
